An office clearance looks simple until you are the one responsible for it. There is a lease deadline, a building manager to keep happy, and a legal duty to make sure your waste goes to the right place.
Caledonia clears offices, shops, schools and commercial units across Scotland. We remove desks, chairs, storage, meeting room furniture and equipment, sort what can be reused, and hand you the paperwork that proves it was all disposed of properly.
Clear, move and store in one job
Most businesses clearing an office are also moving somewhere. Clearance firms only clear. Removal firms only move. We do both.
| You want to... | What we do |
|---|---|
| Keep it | Move it to your new office and set it up to your floor plan |
| Keep it, but not yet | Store it in our secure indoor warehouse in Perth until you need it |
| Be done with it | Clear it, reuse or recycle what we can, and dispose of the rest legally |
One supplier, one survey, one price, and one team on site.
What we clear and where it goes
| Item | Where it goes |
|---|---|
| Desks, tables and pedestals | Reused or donated where in good condition; otherwise wood and metal recycled |
| Office chairs | Reused or donated; broken chairs stripped for recycling |
| Filing cabinets and steel storage | Reused, or recycled as scrap metal |
| Meeting and boardroom furniture | Reused or donated |
| Computers, monitors, printers and phones (WEEE) | Through a certified WEEE recycler, with data-bearing devices wiped or destroyed |
| Confidential paper | Shredded by a certified partner, with a certificate of destruction |
| Kitchen appliances | WEEE recycling |
| General office waste | Licensed waste facility |
Office furniture recycling and reuse
Good office furniture should not go in a skip. Our office furniture clearance service sorts every item before it leaves your building.
- Reuse first. Furniture in good condition goes to businesses, schools and charities that need it, including Letham Climate Challenge, the Salvation Army and the British Heart Foundation.
- Recycle next. Metal, wood, plastics and fabrics are separated and sent for recycling.
- Dispose last. Only what cannot be reused or recycled goes to a licensed facility.
We try to donate all unwanted furniture to charities or businesses, so as little as possible is thrown away.

Get a clearance quoteYour legal paperwork, explained
As a business, you have a legal duty of care for your waste, even after it leaves your building. Two things protect you.
SEPA registration. Anyone carrying waste for a business in Scotland must be registered with the Scottish Environment Protection Agency. Ask for the registration number and check it on SEPA's public register. Ours is WCR/R/3016563.
Waste transfer note. This is the record of what was taken, who took it and where it went. Keep it for at least two years. We issue one on every clearance, without you having to ask.
If a clearance company cannot give you both, do not let them take your waste.
How an office clearance works
- Send photos or book a survey. Photos are often enough for a quote. Larger jobs get a free visit within 48 hours.
- Fixed written quote. Including what will be reused, recycled or stored.
- Plan access and timing. We work around lifts, loading bays, building rules and your deadline, including Saturdays on request.
- Clear. Our own crews dismantle and remove everything agreed, protecting the building as we go.
- Sort and route. Items go to reuse, recycling, storage or disposal.
- Paperwork and handover. You receive the waste transfer note and any certificates, and the space is left clear for handover.
End-of-lease office clearances
Most office clearances happen because a lease is ending. Landlords usually expect the space back empty and tidy by a fixed date.
- ✓ Confirm the handover date and what the lease requires you to remove
- ✓ Decide what you are keeping, storing or clearing
- ✓ Book the clearance at least two weeks before handover
- ✓ Ask your landlord whether fixtures such as partitions or carpets stay
- ✓ Keep the waste transfer note with your lease file
How much does an office clearance cost?
The cost depends on the volume of items, access, how much can be reused and how quickly you need it done. You get a fixed written price before we start.
| Cost driver | Why it matters |
|---|---|
| Volume and type of items | More items, more crew time and disposal |
| Access | Lifts, stairs and parking change how long it takes |
| Reuse potential | Good furniture that can be reused lowers disposal costs |
| WEEE and confidential waste | Certified handling is priced separately |
| Timing | Saturday work costs more |
